Front Range Fall Plumbing Checklist: Preparing Your Home for Winter Freeze

The number one cause of early winter pipe bursts in Englewood, Littleton, and Centennial is leaving garden hoses attached to outdoor faucets past the first freeze. Most modern homes feature 'frost-free' hose bibs, which have a long valve stem extending 8 to 12 inches into the heated interior of the home.

When you shut off a frost-free faucet, water drains out of the exterior nozzle by gravity. However, if a garden hose remains connected, surface tension holds water inside the pipe. When freezing temperatures hit, trapped water expands, splitting the copper barrel inside your exterior wall. You won't know the pipe has ruptured until you turn the faucet back on in the spring, pouring water inside your walls.

Colorado's deep winter frost line penetrates 36 to 48 inches below the ground surface. Underground lawn irrigation lines are only buried 8 to 12 inches deep. Unless thoroughly cleared with commercial high-volume compressed air (50 to 100 CFM), water will freeze, shattering PVC zone valves, poly lateral lines, and sprinkler heads.

Equally vulnerable is your exterior backflow preventer (Pressure Vacuum Breaker or Reduced Pressure Zone device). The internal brass check valves and plastic poppets freeze and crack during the very first October cold snap. Ensure your indoor irrigation isolation valve is shut off, the drain petcocks are opened to a 45-degree angle, and the assembly is blown completely dry.

Winter places maximum workload on residential water heaters. As municipal groundwater drops to 40°F, your water heater must fire twice as long to reach comfortable shower temperatures. Performing an annual sediment flush in October clears calcium scale from the tank bottom, ensuring maximum heat transfer efficiency.

Have your plumber test the temperature-pressure relief (TPR) valve and inspect the sacrificial anode rod. An unmaintained tank facing heavy winter demand is significantly more prone to premature tank fractures during holiday family gatherings.

Homes with unheated crawl spaces or basements must be winterized before November. Close all exterior foundation crawl space vents to block frigid winter winds from penetrating rim joists. Inspect exterior walls where water, gas, or electrical lines enter, and seal penetrations with expanding foam insulation.

Wrap vulnerable copper or PEX water pipes in unconditioned spaces with pre-slit closed-cell polyethylene foam insulation. In high-risk mountain foothills or drafty basements, install commercial self-regulating heat cable plugged into GFCI-protected outlets.
